I would like to check the meaning of this term, in this context:

X % sur l’investissement HT AEM (versé trimestriellement à terme échu à compter de la livraison)

It is in a text which is marketing a new tourism business to potential investors. I assume HT is excl. taxes, but I can't find a confirmation about the AEM part. Any suggestions very welcome.

  -> Merci. Maybe EN would be "net of acquisition costs" (but I'm afraid of getting it backwards - "including"?), but what abbreviation? This may be strictly an EU thing.

agree  mrrafe: OK thanks, so then there is a UK EN equivalent which probably is what Asker wants. In US I don't think we have the in-hand concept, as we don't have to deal with l’article 1593 du Code civil mentioned at the gillescarnoy link.
